The Promenade Towers – Tenant Move-In Requirements & Fees Fees Paid by Tenant: Application Fee: $350 (non-refundable, paid before screening begins) Move-In Fee: $550 (non-refundable, paid prior to move-in) Renter's Insurance: Required before move-in Qualification Requirements: Housing-to-income ratio must not exceed 30%. Combined housing and debt-to-income ratio must not exceed 38%. A minimum credit score of 660 is required for all applicants. Screening & Documentation: All applicants must consent to and pass a criminal background check conducted by the Promenade Towers Mutual Housing Corporation. Two different written forms of income verification are required (e.g., W-2 and pay stubs, or pay stubs and an employment verification letter on company letterhead with supervisor's name, title, and contact information). Self-employed applicants must provide the last two years of tax returns including Schedule C. Retired applicants must provide financial statements establishing income distribution. All occupants 18 and older will be subject to a background check. Lease & Occupancy Rules: The lease term must be a minimum of 12 months; however, the owner strongly prefers a 2-year lease. No subletting is allowed. All proposed occupants must be listed on the application and lease agreement. The Promenade's Standard Lease Agreement will be used. Parking: Please note, the unit comes with 1 garage spot; however, due to construction repairs on the garage, the space will not be available for an expected short but unknown period of time.
